Three classifications of Special Focus Areas exist, Redevelopment Areas/Corridors (RA/C), Form-Based Alternative (FBA-O) Overlays, and Small Area/Legacy Plans.

Redevelopment Areas/Corridors (RA/C) - These areas are primarily nonresidential corridors located throughout the county that are showing signs of disinvestment by the private sector. They are targeted for revitalization and reinvestment opportunities and could benefit from a strategic approach to redevelopment.

Form-Based Alternative Overlays (FBA-O) - These are areas where planning and design initiatives provide alternatives to base zoning regulations for property owners and encourage mixed-use, pedestrian-oriented development. The county implemented Form-Based Alternative Overlay Districts (FBA-Os) as part of its Zoning Ordinance, effective September 1, 2021.

Small Area/Legacy Plans - These are policy plans that focus on a subarea of the county and provide a vision and guidance for future development and investment. In some places, such as the Williamsburg Road corridor, there may be both an FBA-O and a small area plan that should be considered when evaluating development proposals.

Redevelopment Areas/Corridors (RA/C)

Brook Road North Redevelopment Corridor

Brook Road South Redevelopment Corridor

Emerywood Parkway Redevelopment Area

Gayton Crossing Redevelopment Area

Highland Springs Redevelopment Area

Lakeside Avenue Redevelopment Corridor

Mechanicsville Turnpike Redevelopment Corridor

Patterson Avenue Redevelopment Corridor

Staples Mill Redevelopment Corridor

West Broad Redevelopment Corridor

Williamsburg Road Redevelopment Corridor

Form-Based Alternative Overlays (FBA-O)

Best Products Reimagined FBA-O

Brook Road North FBA-O

Brookfield Area FBA-O

Parham/Broad Area FBA-O

Short Pump Town Center FBA-O

Virginia Center Commons FBA-O

Williamsburg Road FBA-O

Small Area/Legacy Plans

Innsbrook Area

Nine Mile Road Corridor

Route 5 Corridor

Sandston Area

Westwood Redevelopment Area
